1. Definitions
Throughout these Terms, the following definitions apply:
- "Orowoods," "we," "us," "our" - refers to the Orowoods retreat and its operating team, located in Old Manali, Himachal Pradesh, India
- "Website" - refers to orowoods.com and all pages contained within it
- "Guest" / "you" / "your" - refers to any individual who visits our website, submits an enquiry, makes a booking, or stays at our property
- "Booking" / "Reservation" - refers to a confirmed arrangement for accommodation at Orowoods, whether made via our website, email, phone, or a third-party booking platform
- "Stay" - refers to the period of accommodation at Orowoods from check-in to check-out
- "Property" - refers to the physical Orowoods retreat, including all rooms, common areas, gardens, and facilities
2. Website Use
Our website is provided for informational purposes and to facilitate enquiries and reservations. By accessing and using our website, you agree to:
- Use it solely for lawful purposes and in a manner consistent with all applicable Indian laws and regulations
- Not attempt to gain unauthorised access to any part of the website or its underlying systems
- Not use automated tools to scrape, harvest, or replicate website content without prior written consent
- Not transmit any harmful, offensive, or misleading content through our contact forms
3. Reservations & Bookings
All reservations at Orowoods are subject to availability. A booking is considered confirmed only upon receipt of written confirmation from our team (via email) and, where applicable, receipt of any required deposit or advance payment.
- Bookings made through our website contact/enquiry form are treated as enquiries until formally confirmed by Orowoods
- You must be at least 18 years of age to make a booking
- The lead guest making the booking is responsible for ensuring all members of the party comply with these Terms & Conditions
- Room allocations are subject to availability at check-in. While we make every effort to honour specific room requests, we cannot guarantee them unless expressly confirmed in writing
- Occupancy limits apply: Suite Room — 2 Adults & 1 Child; Executive Room — 2 Adults & 1 Child. Additional guests beyond stated capacity are not permitted without prior written approval
4. Pricing & Payments
All prices displayed on the Orowoods website are in Indian Rupees (INR) unless otherwise stated. Prices are inclusive of applicable taxes unless explicitly noted otherwise.
- Orowoods reserves the right to adjust pricing at any time. Price changes will not affect confirmed bookings unless explicitly communicated and agreed upon
- A deposit may be required to secure a booking, the amount of which will be communicated at the time of reservation
- The balance of payment is due at check-in or as specified in your booking confirmation
- Payments may be accepted via bank transfer, UPI, credit/debit card, or cash — subject to the options available at the time of booking
- In the event of payment failure or dishonoured transactions, Orowoods reserves the right to cancel the reservation
5. Cancellation & Modification
We understand that plans can change, and we aim to be as flexible as reasonably possible. The following cancellation terms apply unless different terms are communicated at the time of booking:
- More than 14 days before check-in: Full refund of any deposit paid, minus any processing fees
- 7–14 days before check-in: 50% of the deposit is refundable
- Less than 7 days before check-in: The deposit is non-refundable
- No-show: The full booking amount may be charged
- Modifications to dates are subject to availability and must be requested in writing at least 7 days before the original check-in date
- Orowoods reserves the right to cancel a booking in exceptional circumstances (e.g. natural disaster, force majeure, or property damage), in which case a full refund will be provided
6. Check-In & Check-Out
- Standard Check-In: 2:00 PM (14:00 hrs)
- Standard Check-Out: 11:00 AM (11:00 hrs)
- Early check-in and late check-out are subject to availability and may incur additional charges. Please enquire in advance
- All guests are required to present a valid government-issued photo ID (Aadhaar, Passport, Voter ID, or Driving Licence) at check-in, as required by Indian hospitality law
- Foreign nationals must present a valid passport and visa documentation
- Orowoods reserves the right to refuse check-in if the required identification cannot be provided
7. Guest Conduct
Orowoods is a place of peace, designed for guests who value stillness and the natural environment. We respectfully ask all guests to observe the following:
- No Smoking: All rooms and enclosed spaces are strictly non-smoking. Smoking is only permitted in designated outdoor areas
- Quiet Hours: Please observe quiet hours between 10:00 PM and 7:00 AM to respect fellow guests and the surrounding natural environment
- Visitors: Non-resident visitors are not permitted in guest rooms without prior written approval from management
- Pets: Pets are not permitted on the property unless expressly approved at the time of booking
- Damage: Guests are liable for any damage caused to the property, furnishings, or equipment during their stay. Charges for damage will be assessed at cost
- Prohibited Items: Illegal substances, firearms, and other prohibited items are strictly not permitted on the premises
- Environmental Responsibility: We ask guests to respect the mountain environment — please do not litter, disturb wildlife, or remove natural materials from the property or surroundings
8. Facilities & Amenities
Orowoods offers the following facilities to guests during their stay:
- High-Speed Wi-Fi: Complimentary Wi-Fi is available throughout the property. Network performance may vary due to the mountain location and weather conditions. We do not guarantee uninterrupted connectivity.
- Car Parking: Complimentary parking is available for registered guests, subject to space availability. Orowoods is not liable for any damage, theft, or loss arising from use of the parking area.
- Restaurant: Our on-site dining facility serves curated meals and beverages. Hours of operation and menu availability may vary by season. Dietary requirements should be communicated at the time of booking.
- Facilities may occasionally be unavailable due to maintenance, seasonal conditions, or circumstances beyond our control. We will endeavour to provide advance notice where possible.
9. Liability
Orowoods takes the safety and wellbeing of guests seriously. However, we wish to be transparent about the limits of our liability:
- Orowoods is not liable for any loss, theft, or damage to personal belongings of guests during their stay. Guests are advised to keep valuables secure.
- We are not responsible for any injury, illness, or accident that occurs as a result of a guest's own actions, negligence, or participation in external activities (including local attractions such as trekking, Solang Valley, Rohtang Pass, or Jogini Waterfall)
- Our liability for any service failure is limited to the value of the affected nights of accommodation
- We are not liable for disruptions caused by events beyond our reasonable control, including natural disasters, extreme weather, power outages, civil unrest, or government-imposed restrictions
- Information about local attractions on our website is provided for guidance only. Guests undertake all external activities at their own risk.
10. Intellectual Property
All content on the Orowoods website — including but not limited to text, photographs, logos, graphics, video, and design elements — is the exclusive property of Orowoods or its licensed contributors and is protected under applicable Indian and international intellectual property laws.

- Personal, non-commercial use of website content for reference purposes is permitted, provided you credit Orowoods appropriately
- The Orowoods name, logo, and brand identity may not be used for any commercial purpose without explicit written consent
11. Governing Law & Disputes
These Terms & Conditions are governed by and construed in accordance with the laws of India, specifically those applicable in the state of Himachal Pradesh. Any disputes arising from these Terms or your stay at Orowoods shall be subject to the exclusive jurisdiction of the courts located in Kullu district, Himachal Pradesh. We strongly encourage guests to first attempt to resolve any concerns or disputes directly with Orowoods management, with whom we are always willing to engage in good faith.
12. Changes to These Terms
Orowoods reserves the right to update or amend these Terms & Conditions at any time. Changes will be effective upon posting to our website with a revised effective date. For bookings already confirmed before a change takes effect, the terms in force at the time of confirmation will apply. We encourage all guests to review these Terms periodically.
